It is to the benefit of both the Building Owner (doing the works) and the Adjoining Owner that a Condition of the neighbouring property is undertaken prior to works starting to ensure clarity in case of any claim for damage arise.

If a dispute is raised then we can provide a solution and consents within the Party Wall Award, a legally binding agreement for the project on what can and should be happening

What is a Party Wall?

The graphic to the right shows a basic situation – however the ACT goes beyond this picture as to certain “notifiable works” that can happen to a Party Wall or near a Party wall – we understand the Act and Process so just give us a call .

Essentially a Party Wall seperates two properties but can be the floor between them, a wall wholly on one owners side or it can sit astride the boundary line.

You are required to Serve the Correct Party Wall Notices with the appropriate and correct plans/drawings before the works start, and this will be either 1 or 2 months depending on the type of Notifiable works being actioned
